A vacation for your guests.
An informed decision for you.
A short-term rental (STR) is a property rented to guests for short stays. Buying one means evaluating a real estate purchase and the practical realities of a hospitality operation.
First, confirm the intended use is allowed
Review local rules, permits, taxes, association documents, and deed restrictions for the specific address. Requirements can change, and an existing rental operation does not by itself prove compliance or establish transferable rights.
Treat the operating plan as part of the purchase
Seasonal demand, management availability, guest turnover, and ongoing maintenance shape ownership. Review realistic assumptions and consider slower periods. Obtain independent quotes and advice rather than relying only on listing estimates.
Know who is responsible for what
Your broker guides the purchase transaction. A property manager can address operations, an insurance professional can evaluate coverage, and a CPA and attorney advise on your tax and legal circumstances. Roman does not guarantee rental income, tax savings, or appreciation.
Your starting checklist
- Local rental rules, permits, and HOA or deed restrictions
- Seasonality and assumptions behind projected income
- Insurance, property taxes, utilities, and operating reserves
- Maintenance, repairs, furnishing, and replacement costs
- Property management scope, fees, and availability
